Interest in Shoal Creek remains strong on the residential and commercial front.

shoalcreek_01cThe evidence can be found at multiple sites, including Cordillera Ranch, a large new luxury apartment complex under construction on Northeast 83rd Terrace, east of Shoal Creek Parkway.

“Units in the first building should be available for lease in the next several weeks,” said Steve Gilliland of Carma, the firm coordinating the residential development in Shoal Creek.

The complex with the red tile roofs will include garages and a clubhouse.

Further evidence of strong interest in Shoal Creek can be found at the Enclave, a new subdivision on Northeast 83rd Terrace with homes starting in the $300,000 range.

“In the first three weeks our sales office was open we had more than 300 visitors,” Gilliland said.

He believes he knows why.

“It’s the right product offering at the right price point and it’s in Shoal Creek,” he said. “It’s

all the ingredients we need.”

Gilliland said another new subdivision in Shoal Creek, The Preserve, would feature homes starting in the $400,000 range. He expects it to begin taking root this summer.

“We’re assembling the team of builders,” Gilliland said. “We hope to see some activity within 90 days.”

There is already new construction activity to be found in other established subdivisions within Shoal Creek.

Activity on the commercial front, though, is taking a different form.

“There is a lot of interest from commercial developers, good legitimate interest,” Gilliland said.

Sites to watch for new retail and office centers include the intersection of Shoal Creek Parkway and Missouri Highway 152 and vacant land along Highway 152, west of Flintlock Road.

Gilliland doesn’t overlook, though, one key factor.

“It’s all going to be market driven,” he said. “It always is.”

Alicia Stephens, executive director of the Partnership for Community Growth and Development in Liberty, said she isn’t surprised that interest has remained strong

in Shoal Creek, even during an economic downtown.

“People realize what’s here and what the area has to offer,” she said. “It’s quality of life.”
